Abu Dhabi Introduces Residential Land Swap Service for Citizens

Abu Dhabi: The Abu Dhabi Housing Authority (ADHA) has introduced a new residential land swap service aimed at fostering family unity and social cohesion among Emiratis. This service enables citizens to exchange their previously allocated residential land with others or choose from a reserve of residential lands managed by the authority.

Eligible citizens must meet specific conditions and regulations to utilize this service. The land in question must be undivided, free of any construction except fencing, and without construction hindrances other than the absence of infrastructure services. Additionally, it must be free from legal or regulatory obstacles and third-party rights.

Hamad Hareb Al Muhairi, Director General of ADHA, stated, “The residential land swap service is part of our continuous effort to enhance housing services and programs. This initiative is designed to strengthen family ties and promote social cohesion among Emiratis. It supports ADHA’s mission to offer diverse housing solutions within integrated communities that ensure the well-being of our citizens.”

Citizens can apply for the land swap service through the ‘Iskan Abu Dhabi’ application. After submitting their applications, both parties involved must visit the ‘Iskan Abu Dhabi Centre’ to proceed. Once approved, all necessary procedures and any applicable fees will be settled at the Abu Dhabi Real Estate Centre in accordance with its legislation. Fees for the service are imposed by the Department of Municipalities and Transport – Abu Dhabi.

If it is determined that either party has received financial benefits or compensation in the exchange, the approval will be revoked, and the parties may face criminal, civil, or administrative liabilities.

The land granted through this service is exclusively for housing purposes for the owner and their family. The grant recipient is prohibited from renting, investing, transferring ownership, creating real rights, or mortgaging the land, except for obtaining construction loans. The land’s status as grant land cannot be changed to tradable land.

Full regulations and conditions for the exchange service are available on the ADHA website. The authority is also working on digitalizing the process, allowing citizens to complete the land swap process online and select from various available lands.
